You only get one chance to make a first impression. And today, that first impression most often occurs on a computer screen as buyers scroll through photo after photo of listings in the area they want to live in. With so much at stake even before someone walks into your home, its so important to use professional photographers to show off your home’s best aspects and draw those buyers in. Following every rule of thumb is not always possible but try to follow as many as possible. Curb appeal matters so much, so lets talk about exterior first.
1. Remove all cars, bicycles, boats, garbage cans, hoses, empty plant pots, or pots with dead pants. Do not park directly in front of the houses on photography day because vehicles can be seen in photos outside and in window reflections inside.
2. Sweep off patios, front porches, decks, walkways, and anything else being photographed outside.
3. Remove broken and fallen limbs from the yard.
4. Remove cigarette ashtrays from patios and yard. Also pick up cigarette butts or any other small trash.
5.If you have patio cushions, arrange them neatly on your furniture.
6. Remove grill covers: or if your grill is unsightly, remove it.
7. If you have a pool, make sure the cleaner device has been pulled out.
- Open all blinds, curtains, sheers2. Turn on all ceiling lights, lamps, and under-counter lights. Replace any non-working bulbs. Turn OFF ceiling fans please!
2. In the kitchen, remove all soaps, sponges, drying racks, dirty dishes, and food off counters and on top of refrigerator.
3. Hide the kitchen garbage can, take towels off the front of appliances and clear everything off the exterior of the refrigerator.
4. In the bathroom, remove all personal items from countertops and from the inside of the shower. Clean mirrors and shower doors.
5. All pet beds, toys, bowls, and supplies should be hidden to the best of your ability and if possible. Also, plan to confine animals to one room or to a crate or yard.
6. Attempt to hide electronics cords.
7. Assess lighting in each room and bring additional lighting if possible.
8. Use your judgement and put anything away you think you wouldn’t want to see in someones home you were considering to buy.
